<p>There is a song that noted soul singer Aretha Franklin sings. It is called RESPECT. And even if you do not like her particular brand of music, you should keep the song and its title in mind if you are looking to buy a loft or condo. As in: Respect your neighbor. That is one of the keys to a positive urban living experience.</p>
<p>The reality of living in lofts and condos is that your neighbors are nearby. They may be on two sides of your unit, as well as above and below. And there is probably another one just across the hallway. You may not want to sit down for dinner or a drink with your neighbors, but having a hostile relationship with them almost ensures a negative experience for everyone.</p>
<p>Remember, you probably do not have the luxury of choosing your neighbors. If you are buying a loft or condo, you may be able to arrange to meet them beforehand. On the other hand, if you already live in one, you do not have much control over who buys that vacant condo or loft across the hall. But you can start the relationship on a positive note. Walk across the hall and introduce yourself. Bring over cookies or brownies. Help them move in some of their stuff. By developing a good relationship in advance, you will be able to deal with problems that may arise - they play their music too loud or let their dogs bark, or they talk loudly in the hallway or slam their doors.</p>
<p>When people live in such close proximity to one another, issues are bound to arise. The key to avoiding a nasty situation is to address issues before they get too big. Talk to your neighbor if his music or dog bothers you. He may simply not have realized you could hear it. By the same token, do what you can to address any concerns neighbors have about you. If it is your practice to sing in the shower every morning but your neighbor tells you it wakes her up, consider belting out the tunes at a lower volume.</p>
<p>If you have tried to do with your neighbors but they are unresponsive, then you should consider talking to the loft or condo management association. There may be a part of the bylaws that the association can use to change behaviors. But go to such authorities only as a last resort and, certainly, only after you have approached your neighbor with your concerns. Remember, though, that you paid good money to live where you live. You have every right to do what you need to do to make it as comfortable of an environment as possible. Just make sure you go about it the right way.</p>

<li>Assist in interviewing and hiring candidates for specific jobs within the community. These could include landscaping professionals, security, and maintenance personnel. Consequently, you may also help define security measures around the community and approve of new equipment for personnel to use.</li>

<li>Fractional ownership condos are occupied more days out of the year. With multiple owners taking advantage of the property and sharing the 365 days in the year, there are many opportunities to be able to use your shared property.</li>
<li>Security - with the condo being occupied more days out of the year, there is a decreased risk of vandalism. A vandal will take advantage of an opportunity; some time share or vacation properties where the property is left unattended for greater periods of time are at a higher risk. <li>Cost savings - quite literally fractional ownership condos are a shared investment from purchase throughout ownership. From the first day you decide to purchase, the costs of the property, taxes, lawyer fees, maintenance and utilities are all shared equally between the parties. However, if one owner causes damage, then they would be responsible for all costs related to repair of that damage. If repairs to the property are routine or agreed upon improvements, then the costs are shared. A $5,000 bill for a new furnace is a hard pill to swallow when you are footing the entire bill, but sharing it between owners takes a bit of the sting out of it.</li>

<p>But that does not mean you have to move to a new place, throw away everything you own, or even accept living in a space-confined place. There are options for creating space in your condo. And you do not need to be a carpenter or a handyman to accomplish them.</p>
<p>Set space aside: One of the problems some people who live in condos run into is that they do not have a space set aside just for work. In the society we live in today, many people work from home, or at least bring their work home from the office with them. One of the easiest ways to create an office or study area is to use furniture to create the equivalent of walls around the area. Bookshelves work amazingly well, and if they are stocked with books, they just add to the office or study ambience.</p>
<p>Toss: If you are like the vast majority of people, you have things you did not even know you had. But if you are storing such items, then they are taking up space. When you come across such things, ask yourself if they have been used in the past 12 months. If the answer is no, toss them. Throwing things away is fine, but you also may want to consider donating items that have value or may be useful to other people. Not only will you have created space, but you will feel good about yourself, too.</p>
<p>Compartmentalize: If you throw all of your kitchen utensils into a drawer, not only will it be a mess, but it also is a waste of space. You would be amazed how much more organized the drawer will be if you have a device that keeps the knives with the knives and the forks with the forks, for example. And there probably will be room for additional stuff in the drawer. Apply the same concept to other areas of your house. Not only will the space-savings be noticeable, but you also will appreciate knowing exactly where everything is.</p>
<p>Ask for help: When you see the way you have the furniture situated in your condo, it likely is hard for you to imagine it another way. But the reality is that re-arranging your furniture may be one of the best ways to open up space. Ask a friend or family member what they think. You may be surprised by the results.</p>

<li>You may enjoy any number of amenities available to residents. This could include a swimming pool, fitness center, access to the clubhouse, or even golf privileges if you live in a golf community. Maintenance for amenities is typically paid for by your fees, so it's important that you pay them in a timely manner.</li>
<li>Depending on the size of your new home, you may have to pare down if you're coming from a bigger house. Evaluate what you need first before deciding what has to be given away or sold.</li>
<li>If your community is especially active in social events, you may be asked to volunteer your time to some projects. If you have the time to spare, this is a great way to get to know your neighbors.</li>
<li>If you community has on-property security, you will be expected to know the regulations with regards to visitors and after-hours security. If guests need parking permits, make sure you have them so nobody gets towed.</li>

<p>Condominiums are essentially single family homes or apartments that are usually governed by a board. Some investors avoid these properties because of past bad experiences. While the cost of these properties varies greatly depending on the location of the condo community, they can have very specific issues in common.</p>
<p>There are exceptions to all of the statements that will be made below, but in many cases if you are involved in buying and owning one of these properties, you can be getting into a major headache and lose tons of cash very quickly. Following are some of the unusual aspects of these types of properties that investors must be aware of:</p>
<ol>
<li>The condo association rules can change at any time by a majority vote of the board members. This means that renting units was OK on one day and the next it is not.</li>
<li>Condo association boards can be sued but in most states the board members have no personal liability, so they can be outright vengeful in their actions against owners and not have to fear prosecution.</li>
<li>Condo associations can literally go bankrupt if condo owners don't pay their assessments and monthly fees. This can result in the building falling into disarray and a substantial loss of equity for the remaining owners.</li>
<li>The regulations for renting units vary greatly. In some cases there are no regulations; in other communities the owner must have owned the unit for two years before renting it. There also can be regulations on how many times a year a unit can be rented, for example once in 18 months.</li>
<li>Assessments are unlimited monetarily if other unit owners decide not to pay. The remainder unit owners have to pick up the slack; or the reason for the assessment (new roof) may become serious to the wellbeing of the unit owners.</li>
<li>Legal fees to fight a condo board's action are charged to all the unit owners, so the board has no legal fees or their fees are reimbursed by the association when the law suit is completed.</li>
<li>Most associations require a buyer to be screened and this can lead to abusive actions by keeping a qualified buyer out of the community.</li>
<li>With great power comes great responsibility, and this power is often abused by one or two unit owners who use the association's rules and regulations in an abusive manner. No children in the complex can be enforced so that even grandchildren coming to visit their grandparents have to leave the same day - no overnight stays!</li>
</ol>
<p>It is safe to say that anyone looking to purchase a condo for the reasons of security, lack of maintenance or as an investment, should carefully look at the association's bylaws and rules and regulations so there are no surprises later. While it is a generalization, the older the board members, the less flexible they are in dealing with unit owners so interview the board members before you make a purchase.</p>

If you love your wood floor, decorate around it and do not cover it up with a bunch of furniture or rugs. <p>Porta Vita at Aventura consists of two towering white wave-like structure with 400 exclusive residences that have been designed with serenity and isolation in mind. It is for the wealthier Miami area resident who has an appreciation for old-world style recreation.</p>
<p>The North Tower residence constructed in 2004 consists of 126 residences on 32 floors and faces the Intra-coastal Waterway. The South Tower has only 152 luxury units on 32 floors and features spacious open floor plans that range from 2,387 square feet to 4684 square feet. It has views of the ocean and the adjoining Turnberry Isle Golf course which was designed by golf legend Raymond Floyd.</p>

<p>• Before you move, get the measurements of the rooms in your new condo and get them down on paper. Then, begin measuring your furniture to see how it will fit into your new space. Don't forget to also take into consideration the location of windows, doorways and doors when deciding whether your current furniture will fit into your new space. It may be best to use graph paper and draw a diagram of your Houston condo so you can better understand the space with which you are dealing.</p>
<p>• Don't forget that oversized furniture pieces may look out of sorts in a condo space. Because the interiors of many Houston condos are much smaller than single-family homes, you will also want to consider the overall scale of your furniture to decide whether it will make sense in your new space.</p>
